What is a 4-Point Inspection?

What’s Included in a 4-Point Inspection:

Roofing System. During the roofing portion of a 4-Point Inspection, the inspector examines the type of roofing material used, such as shingle, tile, metal, or flat roofing, and determines the approximate age and overall condition of the roof. Any visible signs of damage, such as missing or deteriorated shingles, soft spots, previous repairs, or evidence of water intrusion are carefully noted. Insurance companies are particularly concerned about the remaining useful life of the roof because older or damaged roofs are more likely to fail during storms, leading to water damage and costly claims. A roof in poor condition can result in limited insurance coverage or even denial of a policy. That’s why it’s essential to verify that the roof is structurally sound, free of active leaks, and likely to withstand future weather events.

Electrical System. The electrical system is evaluated for safety, compliance, and potential hazards. Inspectors check the type of wiring present in the home, such as copper, aluminum, or knob-and-tube, and identify any outdated or dangerous materials. The main electrical panel is reviewed for brand, age, and functionality, along with any signs of overheating, corrosion, or improper installations such as double taps or undersized breakers. Modern safety features like ground fault circuit interrupters (GFCIs) and arc fault protection may also be checked for presence and function. Insurers are particularly cautious about electrical panels from brands with known safety issues, like Federal Pacific or Zinsco, which are more likely to fail. Since electrical malfunctions are one of the leading causes of residential fires, confirming that the system is properly maintained and free from known defects is critical for both home safety and insurability.

Plumbing System. In the plumbing inspection, the focus is on identifying the type and condition of the home’s plumbing pipes, including materials such as copper, PEX, PVC, polybutylene, or galvanized steel. The inspector checks for visible leaks, signs of corrosion, and the overall age and functionality of the system. Particular attention is paid to the water heater, including its age, manufacturer, condition, and whether it is installed safely and properly vented. Plumbing issues can lead to water damage, mold, and other costly problems, which is why insurance providers are especially wary of outdated or high-risk materials like polybutylene piping. Verifying that the plumbing system is free of active leaks and in good condition helps prevent water damage claims and ensures the home meets basic insurability requirements.

HVAC (Heating, Ventilation & Air Conditioning) System. The HVAC inspection evaluates whether the home’s heating and cooling systems are properly installed, in working condition, and not at the end of their service life. Inspectors examine the visible components of the system to check for signs of wear, rust, or leakage, and they test whether the air conditioning and heating functions are operational. The age, brand, and type of system—such as central AC, heat pump, or furnace—are documented, along with any noticeable issues that could affect performance. Insurance companies need to confirm that the HVAC system is capable of maintaining livable conditions in the home and is not at risk of failure. A non-functioning or severely outdated system may pose a risk for mold growth or indicate a lack of general maintenance, which could affect the home’s eligibility for insurance coverage.
